Eurostruct is a New York general contractor and construction manager. Since 1988 we have built galleries, museums, schools, offices and homes for architects, owners and owner’s reps, many of them in occupied or landmarked buildings.
About 150 people work with us: estimators, project managers based on every site, and the craftspeople in our own millwork and steel shops in Greenpoint, Brooklyn. We work closely with the design team from the first estimate to closeout, and many of the architects and owners we build for have worked with us for years.
Two ways to build with us.
How complete are your drawings, and who should carry the budget risk? The answers decide which contract fits. Pre-construction comes before either one.
Option 01
General contracting.
Best when the drawings are complete and you want a fixed price before work starts.
Drawings
Complete before construction (design, bid, build)
Price
One lump sum, agreed up front
Budget risk
Carried by Eurostruct, except for changes you ask for
The design is finished, we price it, and we build it for a fixed sum, so you know the construction cost before the first day on site.
A good fit when
The drawings are complete and coordinated
You want a fixed price and one contract for construction
The scope is unlikely to change once work starts
How it works
The design team completes the drawings.
We price the full scope and submit a lump sum.
We bid and buy out the trades, and carry the risk of that buyout.
Any change you ask for is priced separately, as a change order.
Contract we provide
AIA A101 agreement between owner and contractor, stipulated sum
AIA A201 general conditions
02
Construction Manager at Risk.
Construction starts before the drawings are final, and you keep full sight of the budget as it is spent.
A good fit when
You need to start before the design is complete
The scope may change as the project develops
You want to see the bids and have a say in who is hired
How it works
We join the team early and agree a guaranteed maximum price (GMP) with you.
Trades are bid open book: you see every bid and help select subcontractors and vendors.
You pay the cost of the work plus a fixed-percentage fee, up to the GMP.
The budget stays open, so the scope can be adjusted as the project goes.
Contract we provide
AIA A102 agreement between owner and contractor, cost of the work plus a fee with a GMP
AIA A201 general conditions
03
Pre-construction & estimating.
Before construction, while the design is still moving, we estimate and plan the project so it stays within your budget and schedule. It works on its own, or as the first step of either contract.
Detailed estimates
Budgets at each design stage, priced by our own estimators.
Value engineering
Options that save cost without losing what matters in the design.
Lead times
Long-lead items found early, so they can be ordered in time.
Constructability
A builder’s review of the drawings, before problems reach the site.
Trades and vendors
Subcontractors and suppliers evaluated for the particular job.
Schedule and logistics
A realistic schedule and a plan for site access and staging.
The result is a project team that knows the job’s particular issues and is prepared before work begins.
Built in our own shops.
The pieces architects care about most, from gallery walls and vitrines to stairs and railings, are drawn, built and installed by the same company.
